Merritt Properties has started construction on the third phase of Imeson Landing Business Park in north Jacksonville, adding 126,500 square feet of light industrial space as the company continues expanding its Florida portfolio.
The new phase will include three shallow-bay industrial buildings: a 39,600-square-foot Building 600, a 42,900-square-foot Building 700 and a 44,000-square-foot Building 800. The expansion will bring Imeson Landing to 392,700 square feet across eight buildings.
The project will also introduce 1,650-square-foot incubator spaces aimed at smaller and growing businesses. The move-in-ready units will include two offices, a bathroom, climate-controlled warehouse space and at-grade drive-in access.
“Since entering the market, we’ve seen strong demand for well-located, flexible light industrial space that can accommodate businesses at different stages of growth,” said Pat Franklin of Merritt Properties’ Jacksonville office.
Located at Zoo Parkway and Imeson Park Boulevard, Imeson Landing provides access to Interstates 95 and 295. Merritt entered the Jacksonville market in 2021 and began construction on the business park in March 2022. Phase two was completed in March 2024.
ARCO/Design Build is serving as general contractor for the latest phase, which is expected to be completed in the second quarter of 2027. JLL’s Ross Crabtree and Luke Pope, along with Franklin, are handling leasing.
Merritt is also moving ahead with the second phase of its redevelopment of Merritt at Gate Parkway. Buildings 100 and 200 are being converted from vacant single-story offices into multi-tenant light industrial space. The company acquired the property in August 2024.
The first phase of the Gate Parkway redevelopment, encompassing three buildings, is fully leased to multiple tenants, including Star Catcher, which occupies an entire building. Jacksonville has also approved rezoning of the property as a Planned Unit Development to accommodate a broader mix of uses.
