42XX is a new commercial and retail campus in Marina del Rey, promoting sustainability through innovative design. As the largest mass timber project constructed in LA, the campus prioritizes environmental responsibility and human-centric design. The campus’s three interconnected ofÿce buildings span 151,067 square feet, utilizing cross-laminated timber to maintain a low carbon footprint while creating a visually striking, light-ÿlled workspace. The design offers an exceptional coastal lifestyle for tenants and visitors in Southern California, transforming 47% of the site’s dedicated open green space into an active ecosystem. With 11,000 square feet of curated landscape, the campus features 33 mature trees, including western sycamore, peppermint and strawberry species, which create a rich and diverse botanical palette. Their broad canopies provide natural shade, enhance seasonal visual interest and contribute ecological value. Exterior walkways, integrated paseos and pocket parks establish a °uid connection between the campus and the surrounding neighborhood. These thoughtfully crafted spaces foster spontaneous interactions and blur the traditional lines between work and community. The project’s holistic approach creates an environment that supports creativity, prioritizes wellness, and advances ecological sustainability.
