Garbe Industrial Real Estate GmbH is further expanding its presence in Bavaria, Germany. In Hirschaid, north of Nuremberg, the real estate company has acquired a 27,500 square metre plot of land ready for construction in a joint venture with a fund managed by BlackRock. A logistics property with a total area of 17,500 square metres is to be built on this site. The investment volume amounts to approx. 23 million euros.

“The fact that we, together with our joint venture partner BlackRock, were able to secure this first-class location in the heart of the Nuremberg metropolitan region, one of the strongest economic conurbations in Germany, is a real stroke of luck for us as project developers,” emphasises Adrian Zellner, Member of the Executive Board of Garbe Industrial Real Estate. “The motorway within sight and the junction just a few hundred meters away, the location is a real asset and was the deciding factor for the purchase of the property.”
The site is located in the immediate vicinity of the A 73 motorway, which connects Hirschaid with Bamberg to the north and Erlangen and Nuremberg to the south. The A 73 also provides access to the A 3 towards Würzburg and Frankfurt am Main or towards Regensburg and Passau, and further on to the A 9 motorway towards Berlin and Munich. The nearest bus stop is 800 meters away and can be reached on foot in just a few minutes.
Garbe Industrial is planning a new building on the site with a warehouse area of approx. 15,400 square metres. In addition, there are almost 1,000 square metres on intermediate floors and a further 1,000 square metres for offices and social rooms. The property is to be equipped with 15 dock levellers and three sectional doors at ground level for loading and unloading trucks. Construction is expected to begin in the second quarter of 2025. The aim is to achieve certification according to the gold standard of the German Sustainable Building Council for the project 2 development. The new building should also meet the EU taxonomy criteria. In concrete terms, this means that the roof surface will be prepared for the installation of a high-performance photovoltaic system to generate renewable energy. The roof will be greened in the area of the intermediate level. Heating is provided by a heat pump system. To provide a valuable contribution to biodiversity, breeding and nesting boxes for birds and bats are planned for the outdoor area. The new building and the outdoor facilities are scheduled for completion at the beginning of 2026.
The real estate consulting company Jones Lang LaSalle mediated the purchase. With the acquisition of the property in Hirschaid, Garbe Industrial Real Estate strengthens its presence in Bavaria. In Rüdenhausen (Kitzingen district), the company is in the process of constructing another new logistics building with an area of around 35,000 square metres in the immediate vicinity. In the port of Straubing, one of the largest all-wood logistics properties in Europe is being built. In the Nuremberg area, the developer is revitalising a former industrial site with Hagedorn. In Pilsting (Dingolfing-Landau district), an 82,000 sqm logistics centre for a well-known car manufacturer was completed.
