Plans to develop a vacant site in the Longman Industrial Estate to create one or two non-food retail units have been approved.

The site at 17 Longman Road adjoins the existing premises of Dreams bed store and the former American Golf store recently reopened as a branch of industrial supply chain Wurth.
The application for planning permission from Principal Development Ltd via its Inverness agent Adrian Fatol, of Mabbett and Associates, at Stoneyfield was lodged more than a year ago, the intention being to develop the vacant area and add an additional commercial unit that could potentially be occupied by either one or two different businesses.
The site is accessed by car from Harbour Road via an existing access.
For the proposed extension with a floor area of 445 sq m, an additional 23 car parking spaces are required, and it is proposed to remove one of four small trees to accommodate the additional car parking requirement.
Mabbett’s design statement said: “Our building design is based on a very simple concept – a clean shape with contemporary finishes that would add value to street landscape. The south and west elevations will show large glazed areas towards Longman Road and Harbour Road, while the downpipes and any extractor terminals will be located on rear elevation, away from public eye.”
While granting permission for the development planners have set out a condition that work should not commence until “full details of a Servicing and Delivery Operating Procedure have been submitted to, and received the approval in writing of, the Planning Authority in consultation with the Roads Authority.”
The reason, they said, is “to ensure the proposed servicing arrangements will be safely operated to avoid conflicts with other permitted users of the existing thoroughfare to the rear of the proposed development or customers of the existing and proposed retail stores.”
