Irish village restored by aviation billionaire hits the market for $35m

An entire Irish village restored by the billionaire co-founder of a major airline has hit the market with a massive $35.58m (Australian) price tag – less than some Aussie mansions.

The Village at Lyons, a 30-minute drive from Dublin, features centuries-old stone buildings, gardens, a lake, watermill and a luxury spa.

Measuring 8.09ha and with a total 47 bedrooms spread across its various buildings, the sprawling property been listed for sale through Sotheby’s International Realty with a €23,180,343 price tag, which equates to more than $35m in Australian currency.

Although some impressive Australian homes sell for sums higher than this figure, there are also plenty of amazing mansions which change hands for millions of dollars less including in Victoria, NSW and Queensland.

According to the its listing, the Irish village was originally developed in the 18th and 19th centuries on the banks of the Grand Canal, a 131km-long waterway.

In the 1990s, it was purchased as part of the wider Lyons Estate by European-based, low-cost airline Ryainair’s late co-founder Tony Ryan.

Following his acquisition, Mr Ryan spent an estimated tens of millions of dollars restoring the then-derelict village with a focus on preserving its historic character.

The village was later bought by Irish businessman and financier Barry O’Callaghan who further developed it, with the site including an award-winning luxury boutique spa plus dining and entertaining venues.

Accessed via a gated and tree-lined avenue, the village’s rose-draped cottages are arranged around squares and gardens, orchards and waterways.

The Village at Lyons is near Lyons Hill, a medieval site that served as home of the Kings of Leinster from circa 760AD.

The royal line ruled the kingdom of Leinster, part of Gaelic Ireland, until the 17th century.

In its heyday, the village had an inn, police barracks, school and a four-storey watermill run by Joseph P. Shackleton, a relative of the famous Antarctic explorer Ernest Shackleton.

The listing states that opportunities to acquire a complete historic Irish village “are almost unheard of”.

The village’s new owner could use it as a private estate, leisure destination, wellness or creative retreat or a long-term investment, the listing suggests.

Sotheby’s International Realty New York’s Sharon Buckley, Eileen Angelo and Max Collins are overseeing the marketing campaign.

In Australia, the former Gippsland mining town Coopers Creek sold in 2025 via Jellis Craig North East’s Ian Mason after being advertised with a $2.5m-$3m range.

And Aussie properties with a circa-$35m price tag include the Flight Centre Travel Group’s former Melbourne headquarters, a 10-storey building at 436 St Kilda Rd.

Commercial real estate agency CBRE’s senior director Nick Peden has the listing.

For those seeking a private home, an eight-bedroom mansion featuring a tennis court at 4 Linlithgow Rd, Toorak, in Melbourne’s south east, is for sale with a $33m-$36.3m range.

In NSW, a historic Mediterranean-style estate named Carmel set on 1300sq m in Sydney’s east

was listed for $35m in 2025 before selling for $28m in September that year.

And in Queensland, a Gold Coast riverfront mansion known as Chateau de la Riviera has been listed with price hopes of up to $35m ahead of its April 24, 2026, auction.

On the Gold Coast, 6 Maryland Ave, Carrara, has price expectations of up to $30m, which is $5m less than the Irish village’s price tag.


A Sydney mansion named Carmel was listed with $35m price hopes but sold for $28m in September 2025.


But there’s also several impressive Aussie mansions which have sold for less than $35m – such as 12 St Georges Rd, Toorak, which fetched $33.288m in June 2025.

The abode’s features include a wellness centre with a gym and sauna, pool, lift-up driveway into the six-car basement garage, nightclub-style area with a bar, 500-bottle wine cellar and gardens by famous landscape designer Paul Bangay.

In the same suburb, a five-bedroom Bel Air-inspired house at 12 Yarradale Rd sold for $19.5m in October that year – a sum $15.5m less than the Irish village’s price tag.

Across the border in NSW, a house at 17 Morella Rd, Mosman, offering a harbour panorama and direct access to Chowder Bay changed hands for $23m in March 2026.

The home features a deck and courtyard with a built-in barbecue, an award-winning home theatre, outdoor shower and exposed concrete walls.

In December 2025, a five-bedroom house at 17 Border St, Byron Bay, showcasing a magnesium swimming pool, 10-person jacuzzi, internal Zen garden and two rooftop decks changed hands for $17.5m.

The figure is less than half what the The Village at Lyons is listed for.

In QLD, a six-bedroom mansion on Noosa’s eastern seaboard, complete with a pool and spa, wine bar, mirror-walled gymnasium, change room, ice bath and five-seat infra-red sauna sold for $27m in December 2025.
