Planning permission has been granted for the second phase of the industrial development Prime Point Blackburn.

The development will be built by Prime Group, with JLL, B8RE and BC Real Estate advising as joint agents.

The approved phase will deliver circa 220,000 sq ft of manufacturing or logistics space across two high-specification Grade A units measuring 98,436 sq ft and 120,825 sq ft, respectively.

Prime intends to develop speculatively but is initially discussing Build to Suit opportunities with occupiers.

The scheme is designed to achieve EPC A and BREEAM ‘Very Good’ ratings, supporting energy efficiency.

Strategically located next to junction four of the M65, Prime Point benefits from excellent connectivity to the M6 and M61 motorways.

Site infrastructure upgrades, including new road junction works, are scheduled to commence this summer to enable the site for development.

Phase one comprised two mid-box units of which Unit B (53,808 sq ft) was pre-let to Spiroflow. Unit A (55,412 sq ft) is immediately available and benefits from 12m eaves, maximum yard depth of 47.25m and 500 KVA power supply.
