Nine commercial real estate projects across the Upstate are currently in various stages of development. Here are status updates on where each project stands.

300 E. McBee

300 E. McBee Ave., Greenville

Hughes Commercial’s redevelopment of 300 E. McBee Ave. in downtown Greenville is underway. Harrison Hughes, executive vice president of Hughes Commercial, said extensive demolition is being completed inside the building and on the south exterior.

“Interior renovations have been underway for months, focusing on modernizing office spaces, adding first-floor restaurant and retail with outdoor patio seating, and improving the building’s interior aesthetics,” Hughes said.

The next steps for the project include installing new glass windows, widening sidewalks and adding new lighting, landscaping and planters. Construction is expected to take six months and is hoped to be completed by the end of the year. An announcement will soon be made regarding the building’s new business and restaurant tenants.

The Avant

702 S. Main St., Greenville

Construction of The Avant, a $15 million mixed-use development in Greenville’s West End, is set to begin later this year after significant delays.

Developed by STM Acquisitions and Development, the project features a six-story building containing 12 residential units and 45,000 square feet of commercial space. Parking will be available in the building’s basement with 29 parking spaces.

Utility work in the alleyway behind the development started this summer. The project is anticipated to be completed by the summer of 2026.

Greenville County Square

University Ridge, Greenville

Developers say the infrastructure work for the $1.1 billion Greenville County Square development is ongoing. Fiber and power cables are currently being moved underground on the 37-acre property.

The project’s site work follows the demolition of Bell Tower Mall which held the county’s government offices. The demolition occurred in early 2024. Greenville County offices moved into the new 250,000-square-foot administrative building in 2023.

Canvas Academy

301 College St., Greenville

The Canvas Academy project is an upcoming 19-story multiuse development that will support residential lofts, retail space and recreational areas on the corner of College and Academy streets.

The project has been making waves since 2022 when it was first brought before the Design Review Board. It has seen some delays due to market conditions. As of now, it is expected to break ground in 2025 and will have a 24-month construction schedule.

Greer Mill

300 Connecticut Ave., Greer

Greer Mill, located just outside Greer’s downtown, will soon be transformed into an apartment and retail building. The 116-year-old mill will be home to 141 rental units, indoor and outdoor event space, and roughly 20,000 square feet of commercial space.

Husband-and-wife duo Lawrence Black and Ashleigh Black, along with Camron Gilstrap, are leading the historic mill’s development. Lawrence said the mill will be Greer’s largest historic adaptive reuse project yet with its restoration expected to create 500 jobs.

Construction is currently underway for the site with the residential component expected to be ready for occupancy in early October. Renovations of the commercial space will continue into early 2025.

1116 Ashmore Bridge Road, Mauldin

A new shopping center by Atlanta-based developer Venture South Investments is under construction in Mauldin. Publix supermarket will be the center’s anchor, using around 45,000 square feet of retail space.

An additional 18,000 square feet of commercial space has been 75% preleased with several restaurant tenants and a high-end liquor store. The 10.9-acre property also includes two outside parcels, one of which will be used by a national dental group.

Reedy River Retail at SVN Blackstream oversees leasing and selling the project’s commercial space. Dustin Tenney, Reedy River Retail’s senior vice president, said a groundbreaking was held in late June. Publix is expected to open in mid-2025; the rest of the commercial space will be built out after.

Pinestone Project

150 South End Circle, Travelers Rest

The Pinestone Project is a partially completed mixed-use project totaling 45 acres. The completed development will include 250 rental apartments, units for sale, retail and office space, along with medical use.

The remaining open space is being completed by TRG Communities, which is in the process of adding more residential units and some office space.

The project connects to Travelers Rest’s Main Street. The remainder is currently in the grating phase with concrete having just been poured. Completion is expected by the end of the year.

PKL Park GVL

78 Mayberry St., Greenville

The 3.7-acre pickleball complex includes pickleball courts, three food and beverage concepts, green space, a parking lot, and a stage with a 20-foot television for sports events.

“We’re roughly 50% done with construction,” said Nick Gilley, CEO of Base 360.

The project is on track for completion in mid-September. The food and beverage concepts — The Kitchen, Coop’s Crazy Chicken and Toastified — are set to open along with the park.

Holland Park Office Building

815 Laurens Road, Greenville

An office building is being built at Holland Park located off Laurens Road. The one-story building will be 7,000 square feet and include Holland & Anderson Law Firm and Holland Salon Suites.

LMG Architects designed the new building and Caldwell Constructors is the general contractor for the project. Construction is expected to take eight months with an estimated completion at the beginning of 2025.
