Realty Income: Industrial Assets Drive 65% Of Q2 Investment Cash Income As Portfolio Diversifies

Realty Income’s second-quarter investment mix shifted heavily toward industrial properties, with industrial assets accounting for 65% of the cash income generated by new Q2 investments compared with 34% from retail properties.

The remaining 1% came from other property types, highlighting a notable shift in deployment for a company historically best known for its large portfolio of single-tenant retail properties.

For the full first half of 2026, the mix was more balanced, with retail representing 50.3% of cash income from new investments and industrial representing 47.8%. Other property types accounted for 1.9%.

Realty Income invested approximately $2.57 billion during Q2, or $2.07 billion at its pro-rata share, across 144 investments. The initial weighted average cash yield was 7.3%. First-half investment volume reached approximately $5.34 billion.

The diversification is occurring alongside Realty Income’s move into larger alternative real estate opportunities. Management highlighted a recently announced $6 billion hyperscale data center joint venture as a new growth channel alongside continued expansion of the Realty Income Investment Management platform.

Q2 AFFO per share increased 3.8% to $1.09. Realty Income also achieved a 102.7% rent recapture rate on re-leased properties and ended the quarter with net debt to annualized pro forma Adjusted EBITDAre of 5.4x.

Following the quarter, Realty Income raised its 2026 AFFO guidance to $4.44 to $4.45 per share and increased its expected full-year investment volume to $10 billion from $9.5 billion.
