585 Plandome Road, Manhasset

AJ Tutoring, a California-based learning center, leased 5,100 square feet of office space at 585 Plandome Road in Manhasset. Founded in 2005 by Aaron Andrikopoulos and Joe Niederman, the company provides tutoring in most academic subjects, test preparation and college admissions counseling. The California firm is expanding into the New York metropolitan area with its recent acquisition of TestTakers. The Manhasset location is under construction and is expected to open this fall. Anton Marchuk of TEK Realty Advisors represented the tenant, while Jake Guadagno of Mogil Realty Group represented the landlord, 585 Plandome Realty LLC, in the lease transaction.

 

80 Sherwood Ave., Farmingdale

Herc Rentals, a provider of equipment and tools for the construction industry, leased a 15,210-square-foot industrial building on 4.09 acres at 80 Sherwood Ave. in Farmingdale. The building has 7,590 square feet of office space and two drive-in bays. The company is relocating from its long-time location at 208 Route 109. Herc Rentals, a subsidiary of publicly traded Herc Holdings, has more than 450 locations across the U.S. The company reported $3.6 billion in 2024 revenue. Gary Chimeri and Michael Berndt of Paramount Properties Group represented the tenant, as well as the landlord, Carman Road Realty, in the lease transaction.

 

1512 Broadway, Hewlett

Judy Bush purchased a 3,750-square-foot office building on .23 acres at 1512 Broadway in Hewlett for $1.45 million. The building was delivered vacant and the buyer plans to open a birthing clinic at the location. Ron Koenigsberg and Dawn Gingold of American Investment Properties represented the buyer, as well as the seller, IMC Real Estate LLC, in the sales transaction.

 

124 Main St., Huntington

Angela Guerra Skincare leased a 1,246-square-foot office suite in the Village Greens Professional Building at 124 Main St. in Huntington. This is Guerra’s first Long Island location. She has another at 10 West 18th St. in Manhattan. The firm offers Brazilian lymphatic drainage massage, facials, and other services. Jamie Winkler of Winkler Real Estate represented the tenant, as well as the landlord, A2 91-93 East Main, LLC, in the lease transaction.

 

2077 Jericho Turnpike, Commack

Hydronic Supply purchased the 5,132-square-foot retail building on .98 acres at 2077 Jericho Turnpike in Commack for $1.625 million. The company will be relocating from its current Commack location at 1090 Jericho Turnpike.  Hydronic Supply, which provides plumbing, air conditioning, heating, and water heater supplies, also has a location in Copiague. The property at 2077 Jericho Turnpike was formerly occupied by Acer’s Florist & Garden Center. The business closed the Commack location in January. Marissa Cosentino of Scout Realty Group represented the buyer, while Rob Scarito of Douglas Elliman Real Estate represented the seller, 2077 Jericho Turnpike LLC, in the sales transaction.
