Australia’s industrial property sector continues to attract attention as businesses adapt Supply chains, E-commerce expands and Demand grows for modern logistics facilities. Goodman Group (ASX:GMG), Centuria Industrial REIT (ASX:CIP) and Charter Hall Group (ASX:CHC) provide three different ways to gain exposure to this segment.

Goodman Group operates globally across industrial property development, ownership and management, with increasing exposure to data-centre infrastructure. Centuria Industrial REIT owns Australian industrial properties directly, generating income mainly through Warehouse leases. Charter Hall Group operates as a property funds manager, earning income through managing Investment platforms across industrial, office, retail and social infrastructure assets.

Although all three companies are linked to industrial property demand, their Earnings models differ significantly. Goodman is exposed to development and global Capital partnerships, CIP provides direct exposure to Australian warehouse rents, while Charter Hall benefits from property investment activity and funds management growth.

Goodman Group (ASX:GMG): Global Logistics and Data Infrastructure Exposure

Goodman Group (ASX:GMG) is a global industrial property group specialising in logistics warehouses, development projects and investment management. The group operates across Australia, New Zealand, Asia, Europe, the United Kingdom and the Americas.

For the year ended 30 June 2026, Goodman reported operating earnings before interest and tax (EBIT) of approximately A$2.4 billion, supported by property investment and development activities. The group’s operating earnings per security increased during the period, reflecting growth across its global platform.

Goodman continued expanding its logistics and data-centre pipeline during FY2026. The company highlighted strong demand for high-quality industrial space and continued investment in data-centre developments, supported by increasing requirements for digital infrastructure.

The group reported a substantial development workbook across logistics and data-centre projects. Goodman’s data-centre strategy has become an important part of its Long-term Growth plans, with projects requiring significant investment, power availability and customer commitments.

The company’s performance is influenced by industrial property demand, development activity, capital availability, infrastructure requirements and global economic conditions.

Centuria Industrial REIT (ASX:CIP): Direct Australian Warehouse Exposure

Centuria Industrial REIT (ASX:CIP) is an Australian industrial property trust focused on owning logistics and warehouse assets.

The trust’s portfolio consists primarily of industrial properties located near major population centres and transport infrastructure. Rental income from tenants forms the core of CIP’s earnings profile.

For FY2026, Centuria Industrial REIT reported continued operational performance, supported by high occupancy, leasing activity and rental growth across its portfolio. The trust continued benefiting from demand for well-located industrial properties, particularly Assets positioned close to major urban areas.

CIP highlighted leasing momentum during the year, including tenant retention and rental growth from Lease renewals and new leasing activity. Industrial property demand remains supported by supply-chain requirements, logistics activity and the need for modern warehouse facilities.

Unlike Goodman and Charter Hall, CIP provides a more direct exposure to Australian industrial property ownership. Its performance is therefore closely linked to occupancy levels, rental income growth, property valuations and financing conditions.

Charter Hall Group (ASX:CHC): Property Funds Management Exposure

Charter Hall Group (ASX:CHC) operates as an integrated property investment and funds management platform. The company manages property funds across industrial and logistics, office, retail and social infrastructure sectors.

Rather than relying mainly on direct property ownership, Charter Hall generates earnings through management fees, investment returns from co-investments and performance-related income.

For FY2026, Charter Hall reported continued growth in funds under management, supported by investor demand across its property platforms. The industrial and logistics sector remained an important part of its platform, benefiting from institutional demand for income-producing assets.

The company continued expanding its funds management activities while maintaining investments alongside capital partners. Its earnings profile depends on capital raising activity, asset transactions, investment performance and property market conditions.

Charter Hall’s exposure to industrial property differs from Goodman and CIP because its performance is linked more closely to the scale of funds managed and investor activity rather than direct warehouse ownership alone.
