The national office vacancy rate is projected to decline steadily over the next two years as positive net absorption combines with a sharply reduced construction pipeline. However, the recovery is expected to remain uneven, with higher-quality office properties significantly outperforming other assets. Canada’s overall office vacancy rate peaked at 10.4% in the second quarter of 2025 before falling to 9.8% in the second quarter of 2026, according to CoStar.
