What this transaction means for investors

This is a somewhat tricky purchase to digest for a few reasons. Typically, open-market cash buys like this are an excellent sign for shareholders and prospective investors. However, the somewhat small size of this purchase doesn’t really move the needle, as it’s more likely just the new director adding a few shares to “be in alignment” with the rest of the board.

I’d also argue that director purchases are less insightful than CEO, CFO, or COO purchases, as directors don’t typically see the day-to-day inner workings of the company as insiders do. That said, Oliver’s purchase may nonetheless indicate that they see now as a good time to buy NVR stock, so that is promising, at least, just not a full-fledged buying signal.

As for NVR stock, it remains a core holding for me, as I see it as the steadiest option in the homebuilding industry. Since emerging from bankruptcy and going public in 1993, NVR has been profitable every single year. Better yet, the company maintains a conservative balance sheet, allowing it to continuously buy back its own shares, especially when they’re cheaper — like today. Over the last two decades, NVR has reduced its share count by 4% each year, generating a 14% annualized total return over that period.
