Overview: Icade is a French real estate company that combines owning income producing properties with developing new projects across offices, housing and mixed use urban spaces, aiming to make cities more liveable while serving tenants, local authorities and partners throughout France.

Market Cap: €1.44b

Icade gives you direct exposure to European offices, logistics and urban development at a time when the Segro and Prologis deal has refocused attention on how investors value listed real estate platforms. Overview: Regional REIT is a UK real estate investment trust that owns and manages a large portfolio of income producing regional office properties outside the M25. It aims to generate rental income and long term total returns by upgrading and actively managing its buildings.

Operations: Regional REIT generates all of its £78.6 million revenue from commercial REIT activities in the United Kingdom.

Market Cap: £156.3 million

Regional REIT is notable for investors watching the Segro and Prologis deal because it sits squarely in UK regional offices and business parks, with income tied to long leases such as the new 20 year Nottingham agreements that brought previously vacant space back into use and reduced void costs. At the same time, the stock combines a double digit dividend yield that is not covered by earnings, reliance on external debt funding, and revenue that analysts expect to decline, so the generous income comes with clear risk. Management has referred to an inflection in occupational markets and is pushing EPC A and B refurbishments. The key question is whether Regional REIT becomes an early beneficiary of stabilising valuations or proves to be a value trap in a challenging part of the market.
