Deals of note:

New York-based Sound Capital and Connecticut-based Palladian Management purchased 3563–3593 Timber Mill Pkwy. in Castle Rock for $35.4 million from Saunders Commercial Development Co. T.J. Smith, Nick Rice, Tim Shay and Brad Calbert of Colliers brokered the deal. 

The Colorado School School of Mines purchased a 50,646-square-foot laboratory at 16194 W. 45th Drive in Golden for $5.85 million from J&N Real Estate Company LLC. Tanner Digby of Digby Commercial Advisors represented the seller. Kurt Liss of JLL represented the buyer.

Acoma Theater LLC purchased a Golden Triangle theater building at 1080 N. Acoma St. in Denver for $1.9 million from The Curious Theatre Company. 

Pinnacle Real Estate Advisors reports the following deals:

Clear Creek 41 LLC purchased a 7-unit apartment complex at 10345 W. 41st Ave. in Wheat Ridge for $1.46 million from Clear Creek Apartments LLC. Connor Knutson represented the seller. 

Washington Homes 1724 LLC purchased a 3,483-square-foot, 8-unit apartment building at 1230 N. Washington St. in Denver for $1.02 million from Washington Street Properties LLC. Josh Newell represented the seller.

Malman Real Estate reports the following deals:

KCJS-FM Enterprises Inc leased 5,000 retail square feet at 1200 E. 104th Ave. in Thornton. Tyler Bray represented the landlord, 1200 E 104th Ave LLC.

Meru Brazilian Jui-Jitsu LLC leased 3,770 square feet at 6510 Wadsworth Blvd., Suite 150, in Arvada. Dan Prevedel represented the landlord, Fairlanes Shopping Center LLC.

Crest Exteriors LLC leased 3,326 industrial square feet at 6899 N. Pecos St., Unit A1, in Denver. Kyle Benson and Nick Yockey represented the tenant. Greg Knott and Earl Duffy of Unique Properties represented the landlord, Promeethea LLC. 

Swadi Thai Cafe leased 1,200 retail square feet at 1901 Youngfield St., Suite 107, in unincorporated Jefferson County. Dan Prevedel represented the landlord, Holton Investment LLC. Zach Cytryn and Vincent Lim of Fuel and Iron Realty represented the tenant. 

Axio Commercial Real Estate reports the following deals:

Divine Estheva leased 1,497 square feet at Flora RiNo at 3500 Chestnut Place in Denver. Axio Commercial represented the landlord. Brooke Tyler of Team OpenHaus represented the tenant. 

Pampered Paws leased 1,200 square feet at 582 S. Broadway in Denver. Axio Commercial represented the landlord. 

Deals from deeds:

Chick-fil-A purchased a 2.28-acre development site for a new store on the southeast corner of Tower Road and 64th Avenue in Denver for $2.4 million from Westside Investment Partners.
