Chris Rokos sells Manalapan mansion for $83.2 million

British hedge fund billionaire Chris Rokos has sold his oceanfront estate in Manalapan, Florida, for $83.2 million, more than double what was paid for the property less than a decade ago.

The 2.8-acre estate at 1370 South Ocean Boulevard has 29,500 square feet of living space and 300 feet of ocean frontage, The Real Deal reported, citing public records. The buyer was not identified.

The price is well below what Rokos first sought. He listed the property for $150 million, then cut the price to $135 million.

A company registered in the United Kingdom bought the estate for $40 million in 2017 from a Patrón tequila executive. That price set a record for Manalapan at the time. Ownership of the property was transferred into Rokos’ own name in 2021 for $100, according to public records.

A Bali-inspired estate

The house, which is styled after Balinese architecture, stretches from the ocean to the Intracoastal Waterway on a barrier island just south of Palm Beach. It has about 306 feet of frontage on the ocean and about the same on the Intracoastal. Rokos completely rebuilt the house, and it was listed fully furnished, with solar panels on the roof.

The property has a long list of notable owners. It once belonged to developer Frank McKinney and to philanthropist Lois Pope, the widow of former National Enquirer owner Generoso Pope.

When the home went on the market in February 2025, Rokos’ broker declined to say why he was selling, saying only that he and his family were entering a new phase of their life.

Leaving Britain for Greece

The sale comes as Rokos reorganizes his life. In September, he was reported to be preparing to leave the UK and move his tax residence to Greece. Wealthy people who move their tax residence to Greece can pay a flat €100,000 a year on all their foreign income and gains for up to 15 years. Britain abolished its non-dom regime in April 2025, and all UK residents now pay tax on their worldwide income and gains as they arise.

Rokos, 56, is one of Britain’s biggest taxpayers. The Sunday Times Tax List estimated in February that he paid about £330 million in income tax. Earlier this year, he committed £190 million to the University of Cambridge, the largest single gift to a British university in modern times.

He co-founded the hedge fund Brevan Howard in 2002 before leaving to set up Rokos Capital Management, which has offices in London, New York and Singapore. Forbes estimates his net worth at $2.3 billion.

Manalapan’s billionaire boom

Manalapan, a town of fewer than 500 residents covering about 2.4 square miles, has become one of the most sought-after addresses in South Florida for the very rich. Since 2020, more than 21 homes on South Ocean Boulevard have sold for $20 million or more, and six of those topped $40 million.

Oracle co-founder Larry Ellison owns property in the town. Past and present homeowners also include broadcaster Sean Hannity, life coach Tony Robbins and singer Billy Joel, who sold his Manalapan estate in 2024 for $43 million, almost double what he paid in 2015.
