Nigeria’s Economic Recovery Gathers Pace as Industrial PMI Climbs to 52

Industrial Activity Strengthens

The industrial sector was one of the main drivers of the September improvement, with the Industry PMI rising to 52.0 points from 50.6 in August.

The increase marked the sector’s second consecutive month of expansion, with 10 of the 16 industrial subsectors surveyed recording growth. 

The stronger industrial reading is significant for Nigeria’s wider productive economy because manufacturing, construction materials, logistics and other industrial activities are closely connected to investment and infrastructure development.

For the property market, sustained industrial expansion can support demand for industrial facilities, warehouses, logistics assets and commercial property around major production and distribution corridors.

Construction Remains in Expansion

Construction activity also remained above the 50-point threshold separating expansion from contraction, indicating continued but modest growth in the sector.

The construction sector’s performance remains important to the housing and real-estate market because sustained construction activity supports demand for building materials, contractors, equipment, land and development services.

However, the broader PMI data do not suggest that the sector has entered a strong acceleration phase. Construction remains vulnerable to financing costs, material prices and weak household purchasing power.

Services Continue to Support Growth

The Services PMI stood at 53.2 points in September, only slightly below the 53.3 recorded in August.

Nine of the 11 services subsectors surveyed reported expansion, keeping services as a major contributor to overall economic activity. 

Services are particularly important to Nigeria’s urban property market because stronger activity across professional, financial, retail and business services can support demand for offices, retail space and other commercial real-estate assets.

Agriculture Maintains Long Expansion

The Agriculture PMI recorded 53.1 points in September, compared with 53.4 in August.

Although the reading declined marginally, agriculture remained in expansion for the 26th consecutive month, with four of the sector’s five surveyed subsectors recording growth. 

The continued expansion provides support for economic activity outside Nigeria’s major urban centres and can influence demand for storage, logistics and other infrastructure serving agricultural production and distribution.

Rising Input Costs Keep Pressure on Businesses

Despite the stronger headline PMI, businesses continue to face cost pressures.

The CBN reported that the Composite PMI input-price index increased by 0.8 points in September, while the output-price index fell by 0.5 points. The movement was driven largely by price developments in the industrial sector. 

The combination suggests that some businesses are facing higher costs for inputs and logistics while having limited ability to pass those increases fully to customers.

For construction and real estate, this remains an important consideration. Higher costs for materials, transportation and other inputs can increase project budgets and constrain developers’ ability to deliver properties at prices accessible to households.

What the PMI Means for Real Estate

The September PMI provides a mixed but generally improving picture for Nigeria’s built environment.

Stronger industrial activity can support investment in factories, warehouses, logistics parks and other commercial property, while continued expansion in services can underpin demand for offices and retail space.

However, the improvement in business activity does not automatically translate into stronger residential property demand.

Recent CBN household data show that consumer confidence remains under pressure, with house-purchase sentiment falling deeply into negative territory in September. This means the economy can record expanding business activity while households remain cautious about major purchases such as homes.

That distinction is important for developers and investors assessing the market.

Outlook for Construction and Property Markets

The September PMI suggests that Nigeria’s broader private sector is continuing to expand, with industry joining services and agriculture in positive territory.

For the real-estate sector, sustained economic expansion could gradually improve the operating environment for developers, construction companies and commercial property investors. However, the benefits will depend on whether stronger business activity translates into improved household incomes, lower financing costs and greater purchasing power.

For now, the data point to an economy gaining momentum while businesses continue to contend with elevated input costs and households remain cautious about major asset purchases.
