Housing developer Esh will build the new properties at the Burtree Garden Village development in Darlington.
The latest reserved matters application was approved by Darlington Borough Council’s planning committee on Wednesday after the wider scheme received initial outline approval in 2024.
A mix of three and four-bedroom properties will be built at the site, to the north west of Darlington.
The Burtree development, in Faverdale, will ultimately see 2,000 new homes built over 20 years. A new school, community centre, pub, and health facilities are also proposed. It will be built on old farmland near Burtree Lane, Faverdale Industrial Estate, and the A68.
Public spaces and pedestrian routes have been designed to connect into the wider garden village network.
A new access road, from Rotary Way to Burtree Lane, will also be built alongside the community facilities.
Dale Morris, technical director at Homes by Esh, said: “Building on the success of West Park Garden Village in Darlington, securing planning approval at Burtree Garden Village is an important milestone for Homes by Esh. A report to the council’s planning committee said the new housing will “add value to the local area and help add to the vibrancy of Greater Faverdale”.
It added: “The proposed development will respect Darlington’s local character whilst creating a distinctive new community which is part of the wider master plan.
“The proposal accords with the principles of high quality design and looks to create a development which is carefully considered, health and well-being focused and will enhance its surroundings.”
