Deal Ticker: The Village Dallas Expands With 47-Room Boutique Hotel

Hospitality 

The Village Dallas is expanding its hotel portfolio with Terraces at The Drey, a 47-room boutique addition slated to open this summer. The adaptive-reuse project will bring the total room count at The Drey Hotel to 100, as the 300-acre East Dallas community continues to build out its hospitality and mixed-use offerings. The project is owned, developed, and operated by The Village, with Phoenix Property Co. serving as asset manager. The new tower will include event space for 50–75 guests and terrace suites designed to host private gatherings, while integrating with the property’s existing dining, fitness, and coworking amenities. 

Industrial 

DICK’S Sporting Goods has developed an 800,000-square-foot build-to-suit distribution center in Fort Worth, its first in Texas and sixth nationwide. The facility was constructed by Hillwood Construction Services within Hillwood’s Risinger/35 Logistics Park on an 89.5-acre site. The new supply chain hub is designed to support distribution to more than 100 stores across multiple states, strengthening the retailer’s logistics network and regional delivery capabilities. 

CapRock Partners has broken ground on Clay Road Business Park, a 483,128-square-foot, three-building Class A warehouse project in Sunnyvale, about 15 miles east of downtown Dallas. The development marks the firm’s first ground-up project in Texas as it expands into one of the country’s most competitive industrial markets. The project targets logistics, distribution, and light manufacturing users in the fast-growing East Dallas submarket, where shallow-bay supply remains limited and tenant demand continues to outpace new construction. 

LGE Design Build has completed construction of A20 Logistics Center, a 161,408-square-foot Class A warehouse on 10 acres at 500 E. Bardin Road in Arlington. The project was developed by Provident Industrial, a division of Dallas-based Provident, and is designed to accommodate up to four tenants. LGE Design Build served as architect and general contractor. The facility features 32-foot clear height, 35 dock doors, and a speculative office suite, with infrastructure improvements including a new roadway extension and traffic signal at the site. 

Multifamily 

JPI has broken ground on Jefferson Grandscape II, a 277-unit Class A+ apartment community in The Colony. The $77.8 million project is being developed in partnership with Nebraska Furniture Mart, with financing support from QuadReal. Located at Grandscape, the five-story development marks JPI’s return to the mixed-use district and will include direct access to an existing parking garage. The community is expected to deliver in January 2028. 

Southern Impression Homes has completed phase one of LyvWell at Harmony, a 213-unit build-to-rent townhome community in Arlington. The project marks the firm’s expansion into North Texas and its first collaboration with Alpaca Real Estate and LyvWell Communities. Southern Impression Homes is serving as developer and builder, leveraging its vertically integrated platform spanning design, construction, and financing. 

Industrial 

Nestlé USA has renewed its 524,252-square-foot lease at Nestlé Distribution Center in Fort Worth. David Eseke of Cushman & Wakefield represented the tenant. Matt Carthey of Holt Lunsford Commercial represented the landlord, Clarion Partners. 

Arvato USA LLC has leased 269,600 square feet at Denton Logistics Center in Denton. James Ewing of Colliers represented the tenant. Andrew Gilbert and Keaton Brice of Holt Lunsford Commercial represented the landlord, Brookfield. 

Premier PV LLC has leased 265,400 square feet at Ridge at Mountain Creek in Dallas. Jake Wilson of Site Selection Group represented the tenant. Canon Shoults, Keaton Brice, Maddy Coffman, and John Gorman of Holt Lunsford Commercial represented the landlord, Cantex. 

PBIGroup has renewed its 98,257-square-foot lease at Trend Drive in Carrollton. Tres Reid and John Floyd of CBRE represented the tenant. Andrew Gilbert, Jon Skidmore, and Keaton Brice of Holt Lunsford Commercial represented the landlord, Westcore. 

Retail 

Wilks Development has signed three retail tenants at Firefly Park in Frisco, bringing the project’s phase-one retail to 41 percent leased. Frenchie, Woodhouse Spa, and Second Rodeo Brewing will join Tyler’s at the mixed-use development, with Kobalt Investment Co. representing the landlord in the transactions. The leases total nearly 46,000 square feet, with additional space under LOI, as the project moves toward a 2027 debut. 

Retail 

Newmark advised the seller and arranged acquisition financing for the off-market sale of Watters Creek Village, a 459,800-square-foot mixed-use retail and office asset in Allen. Kyle Minter represented the seller, while Conor Lalor, James Sharpe, and Cole Frantz advised on the transaction. A team led by Lalor, along with Clint Frease and Bill Fishel, arranged financing for the buyer. The grocery-anchored property is led by Market Street and reflects continued institutional demand for high-quality mixed-use assets in North Texas. 

Weitzman has acquired Cooper Street Annex, an 87,857-square-foot retail center at 1520 W. IH-20 in Arlington. Stephen R. Schmidt, Nick Cate, and Eric Yoo led the acquisition. Hudson Lambert of SummitRE represented the seller, RRR Cooper Street Property. The fully leased center includes tenants such as Cavender’s Boot City, O’Reilly Auto Parts, Chuck E. Cheese, and WellMed, and sits near The Parks at Arlington along one of the city’s primary retail corridors. 

Office 

Partners Real Estate has arranged the purchase of 6500 Greenville Ave., a 114,525-square-foot, seven-story office building near Lovers Lane and North Central Expressway in Dallas. Justin Utay and Jeremy Brubaker represented the buyer. The acquisition reflects continued investor interest in well-located office assets with strong regional connectivity. The buyer plans an extensive renovation to reposition the property to Class A standards. 

Industrial 

DataBank has secured $2 billion in construction financing for the first three data centers at its Red Oak campus south of Dallas. The loan—led by MUFG Bank—will fund the initial phase of an eight-building development totaling approximately 600,000 square feet and 180 megawatts of capacity. The facilities are already fully leased and are expected to accelerate delivery timelines by roughly 18 months, underscoring continued demand for large-scale AI and cloud infrastructure in North Texas. 

JLL Capital Markets has arranged construction financing for Clay Road Business Park, a 483,128-square-foot, three-building industrial development in Sunnyvale. (See more above.) Greg Brown, Greg Napper, Peter Thompson, Kyle White, and Nick Englhard represented CapRock Partners in securing a floating-rate, 3.5-year loan with extension options through a regional bank. Construction is expected to begin this month, with delivery slated for March 2027. 

Personnel Moves 

Younger Partners has launched a retail brokerage service line and hired Steven Grant as managing director to lead the division. He brings more than 20 years of experience across investment, leasing, and development, most recently founding SLG Commercial. The new platform will focus on tenant representation and landlord leasing, expanding the firm’s capabilities as it continues to grow its full-service commercial real estate offerings. 

Matthew has hired Zan Colin as associate vice president in its Dallas office, where he will focus on multitenant retail investment sales and leasing. Colin joins from Marcus & Millichap, where he was part of the Levy Retail Group. He has completed more than $350 million in transactions since 2020.
