Garago family’s 1970s Yanko Ave Bronte treasure hits the market

45 Yanko Ave, Bronte is set for auction on May 23.

After more than 50 years in the same family hands, a classic 1970s Bronte home has hit the market with $10.5m price expectations.

In the tightly held pocket of Yanko Ave, the six-bedroom residence will finally go under the hammer on May 23, half a century after the Gargaro family built their two-storey home.

Michael and Josephine emigrated from Italy to Australia in 1956. They first set their sights on Paddington, but quickly set down roots in Bronte, buying in Violet St, then Evans St and finally purchasing 45 Yanko Ave for $45,000 in 1970.

They built their dream home on the 588sqm block.

An original bungalow on the 588sq m block was quickly demolished to make way for the couple’s Australian dream home within walking distance of Bronte Beach.

Over the decades, the family was joined by a string of high profile residents, such as Australian Test captain Pat Cummins, and his wife Becky, who bought on the avenue in 2024 for $16m.

Records show that director of television at Nine Network, Michael Healy, lives across the road, the late celebrity chef Bill Granger and Natalie Elliott owned in the street for 12 years, and Toni Collette lived there between 2011 and 2015.

“It’s one of the most popular streets in Bronte for us,” Alexander Phillips, of PPD Real Estate.

Sales agent Alexander Phillips says: “People just love Yanko because of its position, the views, the privacy and the big level blocks.”

The home is a diamond in the rough.

“We sold 31a Yanko Ave last year, a price record for the street.

“People just love Yanko because of its position, the views, the privacy and the big level blocks.”

Sitting on a level block with a coveted north-to-rear aspect, the diamond in the rough property captures sweeping views across the gully out to the ocean.

“We’ve had a lot of interest in just the few days so we’ll be taking it through to auction. “There’s scope there for a buyer to come in and create an amazing family home because it’s got great bones.”

The solid double-brick and concrete house has a vast layout with multiple living zones, full-width terraces and a flexible floor plan that accommodated multigenerational living.

Each level has a kitchen, as well as two bathrooms and two to three bedrooms.

It’s in a top location.

Period features include a wide entry hall and a Calacatta marble staircase, grand archways inside and out plus an abundance of retro tiling, brickwork and light fittings.

There is a wine cellar, a wood-fired pizza oven, a sunny courtyard, an established mini orchard out the back and a beachside rarity – parking for up to five cars.

In addition to its proximity to Bronte Beach, 45 Yanko Ave is close to local cafés, Woolworths Metro and is within the sought-after Bronte Public School catchment.
