Msheireb Properties wins across 2 categories at Real Estate Asia Awards 2026

The organisation implemented a decarbonisation roadmap alongside sustained executive-driven growth and performance.

Msheireb Properties won the CEO of the Year – Asia and Strategic Partnership of the Year – Qatar categories at the Real Estate Asia Awards 2026, reflecting its leadership direction and its collaboration with global multi-disciplinary engineering consultancy Cundall on a portfolio-wide decarbonisation programme across Msheireb Downtown Doha.

Strengthening district performance through leadership

In 2025, Msheireb Downtown Doha welcomed 16 million visitors, with over 5 million recorded during the winter season, driven by a vibrant calendar of cultural programming, retail activations, and major public events. This sustained momentum translated into strong commercial performance, with occupancy reaching 99%, whilst residential occupancy stood at 96%, reflecting continued demand for integrated urban living in the heart of the district.

The district also strengthened its position as a hub for global and regional organisations, with leading entities such as Microsoft, Google Cloud, Qatar Airways, and Qatar Tourism establishing a presence, further reinforcing a dynamic ecosystem where business, culture, and community intersect.

This performance is underpinned by a seamless integration of infrastructure and cultural assets. Smart city systems efficiently managed over 800,000 vehicles throughout the year, whilst carbon-neutral common areas remained embedded in daily operations, supporting long-term sustainability goals. Meanwhile, Msheireb Museums continued to play a central cultural role, welcoming more than 600,000 visitors over the past decade. The addition of VCUarts Qatar further introduced an academic dimension, enriching the district’s intellectual and creative landscape.

Building on this foundation, Msheireb Properties has advanced the rollout of a cutting-edge AI Digital Companion, marking the next phase in its smart city evolution. Designed to enhance operational efficiency and expand tenant services, the platform brings together artificial intelligence, smart infrastructure, and user-centric design into a single, intuitive interface, setting a new benchmark for digitally enabled city living.

Implementing portfolio-wide decarbonisation

Msheireb Properties has taken a comprehensive, portfolio-wide approach to decarbonisation, advancing its commitment to long-term environmental sustainability across Msheireb Downtown Doha. The collaboration with Cundall extended across more than 100 buildings, alongside over 800 residential units and 300 retail spaces, marking one of the region’s most integrated decarbonisation efforts at district scale.

At the core of this programme is Cundall’s “Seven Principles to Net Zero Carbon” framework, which ensures a holistic and methodical approach. From initial scoping and carbon data collection to asset-level audits, reduction strategies, renewable energy integration, offsetting, and final reporting, every stage is designed to capture and address the full carbon footprint with precision and accountability.

A comprehensive emissions baseline was established across Scope 1 (direct emissions), Scope 2 (indirect emissions from purchased energy), and Scope 3 (broader value chain emissions, including tenant activity and embodied carbon). This full-spectrum analysis provides a clear, data-driven foundation to guide action across the entire asset portfolio.

Aligned with the Science Based Targets (SBTi) initiative, a detailed roadmap defined actions across mechanical, electrical, and plumbing systems. Energy audits informed asset-level performance ratings, enabling tailored strategies for each building to reduce operational energy use. Additional measures covered procurement practices, supply chain participation, and waste management processes, ensuring sustainability is embedded at all levels. 

Access to emissions data was provided at the building level, allowing tenants to align their own operational targets with international standards. The district was treated as a unified system, with energy, mobility, water, and waste considered within one framework, allowing coordinated planning across assets and optimisation.

The programme also incorporates renewable energy integration, smart grid applications, and electric mobility infrastructure, reinforcing a forward-looking approach to the district’s emissions reduction. These efforts position Msheireb Downtown Doha as a benchmark for data-driven decarbonisation, demonstrating how integrated urban developments can lead the transition to a low-carbon future.
