A developer is seeking outline planning permission to build up to nine homes at a Calderdale village.
Mr P. Hamer wants to build the houses on land to the east of Rochdale Road, Greetland.
In a supporting statement with his application to Calderdale Council it indicates the land is to the north of a heritage asset, the Grade II-listed Rose and Crown Inn.
But the new homes will not have an impact “at all” on the pub – due to mature vegetation, new housing as already built at Leonards Mount and also as approved across from the Rose and Crown, along with the “significant impact” of the area’s topography, says the statement.


Another supporting document addressing open space issues argues that as a small area of land – about 0.6 hectares – it would be unrealistic for the council to ask for public open space development on the site.
Immediately next to the site there is “amenity” land that would not be developed, within 200 metres in some sports and recreational land and within 600 metres there is allocated open space around Rochdale Road and Stainland including Clay House Park.
Therefore open space requirements which might normally be needed could be met by enhancing existing space by means of a commuted sum from the developer settled by legal agreement, argues the statement.
